Flat handover: checklist & defects protocol

The flat handover decides whether you get your full rental deposit back. With good preparation and a clean protocol you avoid disputes and additional payments.

Before the handover

A thorough cleaning is the basic requirement for a successful inspection.

  • Empty the flat completely
  • Final cleaning including windows, kitchen, bathroom and oven
  • Repair small damage (dowel holes, scratches)
  • Note the meter readings

The handover protocol

The protocol is your most important document. Record the condition of each room and have it signed by both parties.

  • Document the condition of each room (photos!)
  • Clearly record existing defects
  • Enter the meter readings
  • Note the handover of keys
  • Have it signed by both parties

Getting the deposit back

If the flat is clean and the protocol free of defects, nothing stands in the way of the deposit being refunded. With our handover guarantee on the final cleaning you’re on the safe side.

Frequently asked questions

What happens if defects are found during the handover?

You don’t have to fix minor, normal wear and tear. For damage beyond that, the management can deduct repair costs from the deposit. A professional final cleaning with a handover guarantee minimises this risk.
